EPDM Roof Repair
How to Address an EPDM Roof Repair
When a roof is put up, the idea is that it will keep any and all water and other elements out of the building. However, there will be those times when the water and elements are just too much for the roof. This could be due to a number of things and not necessarily a sign that the roof needs to be replaced.
It could be something cut the EPDM rubber roofing, and this is how water is getting in. Or, the heating and cooling can cause cracks to appear, which would allow water and elements to get in and make for problems. These are all things that can be repaired.
Ways to Repair
The best method for determining if the roof is in need of repair is to actually go up and do a physical inspection. It will make it easier to find and mark the spots that need to be repaired and if necessary consider having a new roof put on. This should be only considered if there are way too many places to repair and cost for repairs can equal or be greater than a new roof. There are many ways to repair an EPDM covered roof.
They include:
- Tape
- Full Repair Kit
- Sealant
- Rubber Repair Kit
All of these items can be purchased by anyone who is wanting to do repairs to a roof. However, it would be best to let a professional do the job. The reason is while it might be thought that the roof is EPDM, it could be made a different way and make it another type of roof all together. This would then make everything purchased for EPDM not worth using.
Getting the EPDM Roof Repaired
There are many places that offer roof repair services, but of all of these, some are not licensed to do repair work on EPDM and other rubber style roofs. Before taking the plunge and hiring someone, make sure to do some research. Do they have licenses to do the work, are they certified, do they carry insurance, and also check with people who have used their services to see how they did.
Nothing is worse than having work done, and then finding out after paying a large amount, that it was done wrong and the problem still persists. Even worse than that is to find out the company that was hired didn’t know how to do the work. It pays to check before paying to have the work done.
EPDM Roof Repair Reminder
While the kits and repair tools can be purchased without needing a licensed roofer, the best method is to let the roofing company do the purchasing and application. While it can cost more at times, they will only buy what is necessary to do the job and no two jobs are alike. Any company will come out and do a full inspection before the work is started and give price quotes.
Doing the work instead of having a roofing company do it, can lead to more complications and even the need to replace the entire roof earlier than necessary. EPDM roofs can last upwards of 30 years or more, and are a huge investment to make for any business or homeowner. They should last that long or longer even with repairs if done correctly.
